talented young sailors headed to Queenstown for the Rilean O’pen Bic New Zealand Open, hosted by the Wakatipu Yacht Club.  The world-class regatta, Queenstown’s largest sailing event to date, was held over three days from January 18-20, 2018.</p><p>O’pen Bic yachts are a junior skiff designed for children and teens aged up to 17 years. It’s a class that is fast gaining popularity in NZ.  Young sailing competitors came from as far away as Japan, Hawaii and Bermuda.</p><p>“We have some exceptional young talent racing in the event,” John Stalker, Wakatipu Yacht Club Commodore, says. “Sailing in general has taken a huge leap forward with NZ’s win in the America’s Cup."</p><p>“The O’pen Bic class strives to maintain its high standards of racing but also emphasises the fun factor as we model our events on short races of only 20 minutes and always include a fun-style race at the end of every event. This 220m2 property in Jack’s Point received a Homestar Six rating in 2016, which contributed to the premium price of $1.45 million at the Bayley’s auction in August.</p> <p>The rating tool is the New Zealand Green Building Council’s answer to the need for providing independent buyer assurance that a home is genuinely energy-efficient and sustainable and not just marketed as such.</p> <p>Homestar rates a home on a scale of Six to Ten, with the highest score indicating international best practice. A modern home built to minimum NZ building code would not comply sufficiently to receive a Homestar rating.</p> <p>“We’ve seen houses in Queenstown real estate marketed as being “energy-efficient” when the only point of difference from a minimum code house is a bit of increased insulation and some solar panels” says Adam Turoa, Sales &amp; Contracts Manager for Evolution. “We encourage our clients to get their homes Homestar rated as a means of certifying that the home we built for them benefits from our holistic approach and increases the return on the investment when it comes time to sell.”</p> <p>The Hackett Road property commanded the premium price of $1.45 million on the day of auction, compared to a similarly-sized property in the same exclusive development that sold for under $1.1 million.</p> <blockquote> <p>“There is an awareness amongst the public that living in an energy efficient home brings many advantages in terms of long term health benefits for the occupants and reduction of immediate daily running costs. A win-win situation.” says Beata Pociecha, who represented the home for Bayleys.</p> </blockquote> <p>Bayleys emphasized the energy-efficient aspects of the home as well as its Homestar rating through their marketing channels and it is believed this contributed heavily to the strong interest in this property.</p> <p>“People understood and loved the idea, and the home has received passionate response from the buyers that translated on the auction day into a stunning result for the sellers in terms of price,” says Pociecha.</p> <p>Homes that warrant a Homestar rating, which attributes points primarily to energy, health and comfort and also includes water-use, longevity of purpose and environmental concerns, are generally built by occupants who want to live in the homes. Registration for Homestar ratings has increased tenfold in the last two years, but very few have been put on the property market.</p> <p>This Queenstown home was one of the first in New Zealand to sell as a Homestar-rated property. Mr Stalker said they were the only junior learn-to-sail skiffs in the world and there were about 100 of the craft in New Zealand.</p> <p>``Some of [the children] had only been in them twice before they sailed in the weekend,'' he said. ``It's all about fun and training and learning.''</p> <p>The overall winner was Ravensbourne's Ollie Gilmore, while Queenstown's Jamie Shaw finished second in the under-19 age group.</p> <p>The group was mentored by six coaches last Friday, including five-times America's Cup winner Sir Russell Coutts, and former top Kiwi sailors Barry McKay, Barry Thom and Hayden Whitburn.</p> <p> </p> </div> </div> </div> Mon, 13 Mar 2017 13:46:16 +1300 https://www.rilean.co.nz/home/central-otago-region/latest-news-2/httpswww-odt-co-nzregionsqueenstownsailing-away/ Rilean Supports Non-Profit Group, Sustainable Homes Organisation https://www.rilean.co.nz/home/central-otago-region/latest-news-2/httpwww-nzgbc-org-nzstoryactionview-and-story-id178/ <p>"Building industry professionals form Central Otago group", <a title="Building industry professionals form Central Otago group" href="http://www.scoop.co.nz/stories/BU1612/S00332/building-industry-professionals-form-central-otago-group.htm" target="_blank"><em>Scoop Media</em></a></p> <p>A group of industry professionals concerned with the need to improve housing stock in the region have formed a steering committee to support the New Zealand Green Building Council (NZGBC) Homestar rating system for assessing the sustainability of a residence.</p> <p>The announcement of the group’s initiative, named Sustainable Homes Organisation (SHO)-Central Otago, coincided with a meet-and-greet event in Queenstown earlier this week for NZGBC’s new CEO Andrew Eagles.</p> <p>Eagles met with twenty industry professionals, including members of SHO, to give an update on the market position of NZGBC and share his vision. “My goal is to make Homestar mainstream,” he said.</p> <p>The Homestar rating system evaluates the performance of a home on a scale of 1 to 10, with a high score representing a high-performing and sustainable residence.</p> <p>A new, modern home built to minimum New Zealand building code would generally achieve a 3–4 star rating, and existing homes 2-3. The goal is for homes to score a minimum of 6, which indicates noticeable improvements in levels of warmth, dryness, health, and water and energy efficiency.</p> <p>SHO-Central Otago aims to support this rating system as the most practical means of evaluating new and existing homes in the region, with the intention of raising expectations of how a residence can perform while using fewer resources. The group recognises that minimum building code does not suit the climatic demands of this alpine region.</p> <p>SHO-Central Otago will use the expertise of various professionals in the building industry who have a specialty or interest in energy-efficient, sustainable practice. Members include representatives from Evolution, a division of Rilean Construction, eZed, Ltd, Mark Gray Architect, QUBE, SeeChangeNZ Ltd, Hiberna and recently elected Otago Regional Council representative Maggie Lawton.</p> <blockquote> <p>“We hope to see better building practices become standard, and this rating system strongly encourages this by offering a way of comparing homes based on performance, not just aesthetics,” said SHO-Central Otago spokesperson and Rilean marketing consultant Annabelle Numaguchi.</p> </blockquote> <p>She said the non-profit steering group would liaise between the community and NZGBC to ensure the points used to determine a Homestar score accurately reflected thermal efficiency and sustainability in practice, not just in theory.</p> <p>The rating system has gained traction in Auckland and Christchurch, and SHO-Central Otago expects to give Homestar the support to become a standard, recognisable rating system in this region.</p> <p>Queenstown Lakes District Council has proposed initiatives to promote Homestar by offering incentives for a residence achieving a 6 star.</p> <p>SHO is set up as a model that can be adopted by other regions to help the rating system become a standard tool in the property market.</p> <p>Architect Mark Gray said he had mentioned the formation of Otago steering group at the recent Homestar Leadership mini-conference. “Those from other regions expressed an interest in following suit,” he said.</p> Tue, 14 Feb 2017 12:02:50 +1300 https://www.rilean.co.nz/home/central-otago-region/latest-news-2/httpwww-nzgbc-org-nzstoryactionview-and-story-id178/ Rilean Construction puts finishing touches to The Landing https://www.rilean.co.nz/home/central-otago-region/latest-news-2/httpwww-rilean-co-nzhomecentral-otago-regionlatest-newsrilean-construction-puts-finishing-touches-to-the-landing/ <h1 class="entry-title">Rilean Construction puts finishing touches to The Landing</h1> <p><img class="leftAlone" title="" src="https://www.rilean.co.nz/assets/Uploads/Rilean-Construction-and-Zambrero-300x300.jpg" alt="Rilean Construction and Zambrero 300x300" width="300" height="300"></p> <p>Innovative Mexican restaurant Zambrero is one of the incoming tenants at The Landing shopping centre to have chosen multi-award winning construction company Rilean to fit out its restaurant.</p> <p>With The Landing’s official opening just days away, Rilean – which is the main contractor for the development – is now working closely with some tenants to fit out internal spaces.</p> <p>Franchise owner Yevrah Ornstein said his experience of working with Rilean during the build was “extremely positive”, which is why he chose to continue the relationship during fit out.</p> <p>“I found Rilean really easy to deal with. The guys on the ground knew their stuff and I felt certain they’d do a great job,” he said.</p> <p>“When I asked a tradesman how it was to work for Rilean, and he said “they really look after us” and was nothing but complimentary, this instilled in me great confidence.”</p> <p>Ornstein is a Queenstown local and said supporting local businesses was paramount to his business ethos.</p> <p>“It’s important for me to patronise local businesses and Rilean is the epitome of a local business in the sense of its passion, knowledge and experience.</p> <p>“Rilean was extremely welcoming to my suggestions. We identified some unused space above one of the toilets that could be potentially used as storage, and they were very accommodating of my desire to use the space.</p> <p>“I’m delighted with the result — its hip, smart, fresh and clean – and won’t date too quickly.”</p> <p>It seems the feeling is mutual as Rilean Construction managing director and shareholder Steve McLean said Zambrero has been a “dream fit out”.</p> <p>“The drawings were easy to work from, making our life much easier when providing a quote, and Zambrero was generally a very positive and proactive client,” he said.</p> <p>“Being the main contractor on site gives us easy and early access to complete the inside of the unit, meaning Zambrero will be ready to trade as soon as we’re done.</p> <p>“We’ve very proud of how well the construction of The Landing has gone and this pride is carried through to any fit outs we do. Zambrero’s a fine example of this.”</p> <p>Located in Frankton near Queenstown Airport, stage one of The Landing was completed in December 2014 and main contractor Rilean is currently putting the finishing touches to stage two, set for completion mid-April 2015.</p> <p>Zambrero is a quick-service restaurant franchise that sells healthy, fresh and nutritious Mexican food to support humanitarian projects in Africa, Asia, the Americas and Australia. One of the gym’s three directors, Daniel Parsonage, said he was ‘excited’ to be opening Queenstown’s first 24-hour full gym facility with month by month contracts.</p> <p style="text-align: justify;">“It’s a $600,000 fit out, the equipment is up-to-the minute and is social media interactive, something unique in Queenstown,” he said.</p> <p style="text-align: justify;">“We’re happy to be part of the family at The Landing; there’s a good group of businesses set to be there.”</p> <p style="text-align: justify;">Also on the health and fitness vibe is Remarkable Physios, moving one of its clinics to The Landing and set to open its new doors on March 24. Once all the pieces are ready we’ll move it over to Walter Peak and complete the build there,” said Mr Dent.</p> <p>“One of the most unique features is the electronic Insol Louvre roof which adds to the outdoor-yet indoor feel and has automated rain sensors which close the roof if it starts to rain.”</p> <p>The structure consists of three PVC panels which can be opened or closed individually depending on the weather or on a group’s request.</p> <p>There are no wrinkles in the PVC panels and the material is so state-of-the-art it’s “like you’re looking out of a large window. The front panels are three metres wide and completely translucent enabling guests to fully enjoy the views whether the panels are closed or open.</p> <p>The construction is anchored at one end by a custom made fireplace which generates significant heat on cold winter nights and acts as a feature of the room.</p> <p>At the opposite end a stack-stone wood fired BBQ aesthetically balances the fireplace and adds a unique visual element to the dining experience. Wood collected from Walter Peak will keep the BBQ and open fire roaring.</p> <p>“Even though the building doesn’t have solid sides there are still a number of tradespeople involved that need to work together to ensure it functions fully. The permanent outside kitchen is another great aspect which adds to the uniqueness of the build.</p> <p>Using local schist stone it’ll look quite spectacular once finished,” said Mr Dent.</p> <p>Real Journeys purchased the land and facilities that underpin its Walter Peak operations from its landlords Convelle Enterprises Ltd last year.</p> <p>Since then it has made a significant investment in upgrading the product offering with the refurbishments to the Homestead including a new chef and gourmet BBQ-style menu.</p> <p>Real Journeys operations manager Luke Taylor said the pergola concept was conceived to expand the existing restaurant facility and enable people to sit outside during colder months.</p> <p>“We have the most amazing view back towards Queenstown, which are unique to Walter Peak. Rather than extend the Homestead building, we wanted to create a permanent patio-style structure that maximised the stunning views and fine weather days,” said Mr Taylor.</p> <p>“The all-weather space will complement the environment so it feels like you’re outside but actually you’re under cover, protected and warm. It will also enhance the Homestead, which was re-created in 1976 after the original one burnt down.”</p> <p>“The Argentinian-style Parilla stone BBQ has been ‘kiwized’ for Real Journeys and is a real focal point of the building. It shows Rilean’s commitment to health and safety competence as a company and is something we’re very<br> proud of.”</p><p>The AppCon Contractor Prequalification Database innovation was a recommendation from the Canterbury Rebuild Safety Forum in response to the influx of contractors coming to work in the area.</p><p>Launched in April 2012 it is being led by national health and safety organisation Site Safe NZ Inc.</p><p>Site Safe New Zealand Inc Acting Chief Executive Geoff Wilson said the system provided transparency in the industry and also aimed to raise health and safety standards through effective contractor management.</p><p>“While reducing the need to submit health and safety submissions for every job, AppCon stores all your information in one place so a major contractor can easily see another contractor’s rating before tender,” said Mr Wilson.</p><p>In order to receive an AppCon rating, companies and contractors complete a detailed online questionnaire and supply evidence of competency in their Health and Safety work. Based on criteria established by the Canterbury Forum, companies are then given a percentage mark and graded using the traffic light system.</p><p>Results are stored in an online database for all Tier One main contractors and project manager officers (PMOs) to access. The Christchurch Forum’s main contractors have already made a commitment to hiring companies that can prove a ‘satisfactory level’ of health and safety competence.</p><p>A red light is given for companies with a score up to 50%, an amber light for scores up to 75% and a green light for those achieving above 75%.</p><p>There are three levels of qualification available from Tier One (large construction and project management companies such as Fletcher and Naylor Love) to Tier Two which is for contractors such as Rilean and Tier Three for individual sub-contractors.                                                                       </p><p>The AppCon database system enables businesses to provide feedback on contractors during and after a project’s completion, ensuring transparency and accurate, up-to-date information is available for companies at all times.</p><p>“AppCon also acts as a training tool, highlighting companies that may need assistance in their health and safety procedures.
